The quick answer is YES and here’s the reason why. The demand for Gas Stations has reached an all-time high. With little supply, we are seeing sales way above the normal multiples. Most of the buyers are betting on the value of the real estate increasing in the future so it’s a long-term play. We are not seeing as many loans as part of these transactions so much of what is trading is either cash or coming from a 1031 exchange.
The Gas Station world is a sellers dream at the moment, but dont get too excited as you will have to find an upleg/replacement property for all those real estate gains as Uncle Sam is always waiting for a payday.
